Hey guys.

  I made my first call to a fsbo. Nerve racking but made it through. I know i need to slow down my speech patterns and I'm sure a bunch of other things. Ha. 

  here's my question. 

Talked to the owners daughter, sweet lady, however she wants to sell her house for 500k. I asked her where did she come up with that number. Her response was, it's a big land. 

I told her the comparables in the neighborhood range from 380k to 439k and it's going to be hard to get 500k unless she wants to sell to a developer to build more on her lot. Which is common in staten island. Her response is she doesn't want to do that. Her sister lives next door and across the street and she wants it to stay the same. 

I asked her what type of work is needed, to which she responsed extensive. 

My question would be, I see she's not motivated yet but has the potential to be. How do you help them realize that they won't get that price? And they're going to have to sell at a lower price. expessically when emotional attachment is involved.
