You could partner and offer a preferred equity position (i.e. payment of a set interest rate on a monthly basis + some type of fixed annualized return when you either refi or sell).But with either option, which are your most realistic options for this deal, you will have to show some significant upside.

I read an article where on agent predicted nothing will change because all the settlement stops is mandatory buyer's fees, so all the selling agents will just convince sellers to still include them so that they get the most opportunity to sell their house.

The idea is to create cashlow and wealth through equity and appreciation so the plan we can build few units , sell them and split profit 50/50, while I am the boots on the ground overseeing the process of building from start to finish, meanwhile the partner brings 100% of funding.
