This year, specifically the last 6 months, I did more transactions than the last two years.

@Cam Jimmy With a 1031 Exchange, there are many roles that are vital to the transaction.

You don't want any transaction with a retirement account to be deemed as a distribution if that wasn't the intent.

Just present it as a business transaction and that it’s nothing personal. 

My thought process is that Sibling #1 and I get an investment loan/mortgage and buy the house for 200k + closing costs from Sibling #1 & #2 (Sibling #1 is on both sides of the transaction).

So, we are looking for an efficient (energy-wise, because we pay all the utilities), safe, and relatively inexpensive.

I know in regular real estate transaction we include Transfer Disclosure Statements (TDS) and Natural Hazard Disclosures and Lead paint disclosures. 

Safe, quiet neighborhoods but not too far from the entertainment also.

I am a former real estate agent (worked for three years for a large team in D.C. as a buyers agent and went through 30+ transactions) and a current real estate investor in multifamily properties throughout VA.
