You wont know until you ask.As far as the hard money lenders (similar but not the same as private lenders), there are several listed here in the Bigger Pockets under the tab "Tools" in the option labeled "Hard Money Lenders".Some of the previous responses gave you some very good options.

And to me, my response to anyone would be buy and hold.

Unfortunately there is probably a small disclaimer in the contents about the fact that they need to check their state laws and the party supplying the  information is not responsible for anything the purchaser of the information does or doesn't do.

Also, when a homeowner sells a home on their own they are usually responsible for providing the buyers agent commission of 3%.

You inherit the lease and responsibility unless the contract states otherwise.
