I have heard very positive results with febreeze.  

Now I'm in a position where we can close the deal, but my family (I have 2 amazing toddler daughters and a beautiful wife!)

I am looking to get financing by possibly leveraging my building that is bringing in positive cash flow.

My wife is a RN but has had to take an administrative position due to health reasons.

My end goal is financial independence and my plan is to use my savings from my W2 job to invest in more passively managed real estate that will cash flow positive and build equity over time.

I found myself in a similar position about 5 yrs ago. 

How'd you resolve this and get business back to usual, and what would you recommend someone in my shoes should be looking at as a best course of action?

I guess I'm undecided because a primary residence is not going to generate passive income for you so I see no net positive with either option.
