I'm not an expert in your market, and I may be wrong, and I'm sure plenty of others may flame me for this response, but please seriously consider the red flags these numbers may be throwing out and determine for yourself if there is some truth to what I have said.

My opinion is you have two options, either take massive action and submerse yourself in everything wholesaling, (there is plenty of info out there), or pay the $300 if this guy can actually show you some sort of value...material, step by step, ect.

There are plenty of small condos available in the 120,000 and below range that theoretically would work.

Hey @Sarah Callahan, From what I have seen, there are plenty of people from Upstate NY active on the site.

Additionally, you will have the regular duties that an agent has to their client: presenting best offers, etc.There are plenty of realtors that have their own investments.
