Don't be afraid to hit the phones, most of my leads come through warm referrals.

It will most likely take multiple contacts (letters, phone calls, etc.) before getting an agreement with someone. 

Also I recommend to get all the applications for the tenants or require all tenants to be screened (at sellers cost, 40 a adult is good). 

@Bleau Deckerd the 1% rule is not very important because it is a tool to pre-screen deals.

Either way I would advise you screen him carefully.

Its your property and you would get to screen and choose tenants that would be a good match. 

Hi all:I'm currently in the market looking for an online database that provides commercial real estate information such as the properties details, owner contact information, owner phone number, owner mailing address, owner email and potential loan information such as loan maturity date if the property has a mortgage. 

As such, I get phone calls, letters, and even text messages asking to buy my properties for top dollar and cash.
