In most areas I’ve owned residential properties lease breaks without settlement get reported and the tenant would have a hard time obtaining a new lease for a decent apartment.  

If I obtained a conventional mortgage of 75%, how would the other 25% be paid?

@Christina Merlo everyone makes great points here, but one I would add is the ability to obtain gap funding through the form of unsecured debt, used for down payment, closing costs, rehab, (or anything really, since it's unsecured).

You should consider obtaining your license and doing things the right way; wholesaling has been lucrative for a lot of people but it's getting a lot more scrutiny now, and for good reason. 

Are you obtaining traditional financing to acquire the property or is the seller financing the sole source of debt? 

I can tell you that having a leader who has already achieved what you are trying to obtain makes the path much smoother with less mistakes.
