In some ways we are likely saying the same thing but...There is a difference between making something nice and making it nice enough.The market for a rental is generally capped.

When their comfortable, I'll sell back to them w/ a profit of around 5-10K (I'm a nice guy), plus I'll be making some cash monthly from rents.
