We would live there for 1-2 years and then sell it for any appreciation that the area may afford us.I have to say that some of the posts here have made me a little nervous regarding rental cash flow actually meeting expectations and Brrrr in places like Detroit and Baltimore.

I recently purchased a single family home for myself to live in for a year and than rent out (using the Va loan) unfortunetaly I had a limited amount of time to find a home and couldn't find a decent multi family deal (was also nervous of finding renters/convincing my wife is hard haha).

She has agreed to move out once my grandmother has entered board and care, but I am still nervous that she will change her mind after she enters care and I will be on the hook for the board and care and all of the expenses with the family house which I frankly cannot afford.

The local market for housing is strong in the BTV area and we've been nervous about that in other locations.What we have found to be helpful to attract quality tenants in our area is to improve the units to attract people who can afford to pay a little more.
