My concern is what do you know when one tenant uses more than the other? 

@Jason DiClemente My main concern was the fact that I actually couldn't get them turned on immediately because I was missing a doc when I went in to do it and then the next day they were closed and now it's the weekend...however, I hadn't considered what you just pointed out.

In anticipating their questions and concerns it’s important you educate them that a new buyer is required to honor their existing lease through its expiration.

It’s a section 8 tenant so not sure if there is more that I need to be concerned about regarding laws or the fact that they are section 8.

I do have some concerns about taking over a property that is currently rented, especially if I know we would likely let the lease run out, and then want to do some upgrades and renovation to make it a more attractive rental.

If you are concerned about a cracked cooktop, you can always require a security deposit.
