Selling a house with a tenant still living there.

Hello,

Does anyone have any former experience selling a home that is occupied with your tenant. There is still 5 months on the lease. I haven't told her I plan on selling yet, and I don't know when the best time would be to give her that info. 

Also, when should I start looking for an agent and communicating with them? 

When would be a good time to have buyers look at the house while the tenant is living there?
