Am I missing something? 

I typically go to Home Depot and there are usually a lot of people to choose from but I also find it's hit or miss at least from the two workers I've used from there, but it's part of the process.

They sometimes don't have the reaches that an agent world, plus if its a sour patch property, then they need to extend this out to everyone with money. 

Am I going to sell and regret it later due to buttloads of missed appreciation?

Unfortunately, experience is one of the best DD teachers, so if you miss a few (or get a few wrong) it will end up teaching you lessons for the next go around.

The ReStore can be hit or miss, but when it's hit, it's great.

The property might flow nice, but if you are missing one of your core it may not be as nice in the long run.
