The major issue I have with that era of building is the mechanical's.

A car like that will spend alot of time in the mechanic's and/or won't be pretty inside or out. 

I personally wouldn't gut a unit that doesn't need it and would focus on making it mechanically sound and aesthetically pleasing without busting the budget trying to make a rental look like the Taj Mahal.

The two unit setup is a great choice, but it’s dependent upon your current mechanical layout, and plans for the property.

Question I would imagine these discounted notes are bringing in a nice yield currently why exit.. you probably won't be able to recreate the great deals your getting today... is there a mechanism to have the current members just buy the notes individually if they wish to keep their cash flow coming in...
