If you are looking to find tenants I would utilize Facebook marketplace as well as local sublease groups (if their are any).

When "motion detection" mode is used, you miss a lot of important action. 

The Iowa market is still hot right now and in most price points is a seller's market, so not everything works in the marketplace as well as it does on paper.

If you are actually working as an agent, I think it does add a little bit of an advantage in the market place, and add more respect from your peers.

In today's marketplace, it is just better to not risk claim issues as well as possible heir issues that could arise.

Even if you aren't cash-flowing in year one, this does not necessarily mean it's a bad deal. 2) Use sites like Zillow and FB Marketplace to figure out what people in your area are paying for rent and compare those places to your target property.

So, looks like there is still a real gap in the marketplace and a need for cleaning at lower priced places that do more single night bookings.
