If prices keep rising, then we will revisit our criteria to changing market conditions.We have picked up 5 houses in last few weeks, so it will keep us busy for next few weeks, during which we will monitor the market to see how we need to move forward.We still buy majority of our deals through MLS, but this year we purchased a bigger % of non-MLS deals than previous years.

I have never priced out the big box stores for installs on major things, but I know that it just took me 12 days to get a garage door opener installed at my house from a big box store that my handyman could have done in 1 or 2 days after my call.

Concrete may not cuddle to your toes in the winter, but the last time I had to do major repairs on concrete it took 48 hours and cost about a hundred bucks.
