I think there is some truth to it, but also you have changed - you know more now, so things get repetitive and less interesting.Subjectivly I feel real estate investing has become more mainstream compared to 2010-2015.

No matter how good or bad the economy is doing there will always be people that fall behind on their mortgage (job loss, medical issues, divorce) that need to sell quickly.

MTR for the other unit is what I'm leaning toward - IF we can get something close enough to the center that it'll attract plentiful medical staff.

The areas I am looking in are full with young professionals, post grad, as well as medical students.

While it is already well established, there is still room to grow and it will continue to feed off the massive growth that Austin is seeing in medical and technology.

This is useless information.What a landlord can actual require is notification from the tenants MEDICAL PROVIDER of the need for an emotional support animal. 

If it doesn’t qualify you could look at longer short term uses such as VRBO with longer minimum stays or websites that cater to traveling nurses and medical professionals.
