A joint tenant with right of survivorship just means that your wife and her mom both have an equal share of the asset and when one of them dies the survivor automatically inherits the deceased's portion of the asset regardless of what a will might say.

I’m not an accountant or tax guy, but you may want to also see if there’s some way to transfer ownership heirs (people who would get it after he dies anyways) and then just wait til he passes and then inherit st stepped up basis and sell.Would you manage the propeties in the 1031 exchange then?
