Purchasing Duplex & Inheriting Tenants

Hey all,

My brother and I are going in on a duplex together as our first investment property together. The current tenants have a lease signed until August of this year, and they are paying wayyyyyyy under market value for rent. My brother is going to live in one side (1br, 1ba) while we rent out the other side (3br, 3ba). Since the tenants have the lease already signed with current owner, even with the sale of the property, can my brother not move into the unit until the lease ends? It would be nice to raise the rents to a more reasonable amount and get my brother moved in also. This is in WI if it matters. Thanks for the help folks.
