Very impressive project and results.

The investor that approached me used the term "deed in lieu" and "subject to" and I was under the impression that the "deed in lieu" was the mechanics of deed transfer to accomplish a "subject to". 

I just searched several of the big name West NC destinations on AirDna (which I realize is far from perfect) and the revenue wasn't all that impressive with <50% occupancy. 

It sounds like you may have been hands on with the Airbnb business and your full time job, i'm impressed! 

I’m also under the impression it has to be like for like, meaning real estate into real estate, no cross asset class contamination. 

This way you can really capitalize on the number of impressions you're getting per day and if it does better as one then you can run with that strategy over the other.

are you seeing any shift in composition of the buyers with the recent cooling off (i.e. more/less investors vs. owner-occupied?)

That used to be impressive.

Nonetheless, 9 deals in the last 5 months is very impressive, keep going!
