Use credit cards, first deals rent and your day jobs wages to rehab the second deal.

A private lender has no business having a business card that suggests they make loans!

I would definitely thank them for requesting permission via the lease and get the child a gift card.

I'm actually setting up a SoCal meet and greet at my commercial property and crown of next month.  

I've been in the situation where I had so much debt in the form of student loans, credit cards, car loans, mortgage, boat loan, etc. that at one point I had to stop and say "I know I like nice things, but all these nice things are costing me big opportunities."

There were about 15% or so who had issues (no checking account, etc.) and for them we provided a Wells Fargo Business Deposit Card so they could pay at an ATM.
