I am getting conflicting offer of home owner insurance by one broker and State Farm agent telling me home owner insurance is for primary residence, not for rental property. 

I have a duplex where the plumbing was getting backed up.Had a plumber go out there and put a camera in the lines and turns out there are roots growing into the plumbing from a nearby tree.The quote to rip out and replace the plumbing was a staggering number.My thought is to cut down the tree to stop the growing and then eventually put the liner in the plumbing.Any experience with this?

Leases have to be honored so you'd either have to wait until the end of the lease or offer "cash for keys" to get them out.

Some are specific to house hacking and those just getting started.

When making offer based on ARV, is it good practice to have future cash refi lender get involved as early as possible (have their appraiser connected?)

I wouldn't pay a crazy amount for any mastermind right now and would try to get some boots-on-the-ground training in your area.

The more deals you analyze, the sharper you'll get.

And until they do that, this problem is never going to get better.
