Hello BP friends I am a soon to be investor and I am still the the gaining knowledge stage and I am looking to gain more.

I understand that it may not be the most profitable deal, but for my 1st deal I'm looking more to gain experience and walkthrough the entire process.

He is on BP, and he would be able to give you some better insight! 

I know how it gains you access to the MLS, networking opportunities, increase legitimacy, and save money on commissions (when I do a fix and flip).

I don't think a birthday card will gain any good will.

Conventional Lending doesn't work at this point but here are some thoughts not mentioned yet:- @Adam Adams mentioned some like Private and Hard money and some good insights.- Seller Financing works: this means take over payments.

One of my keyword searches, which is one of the tools I most value on BP, attracts a member who's thoughts and insights I prefer not know as they are long winded, consistently negative and many times incoherent.

I appreciate any insight in the process and if there are any good resources out there that help you, I would love to know about them.
