I have a property where the home owner is about 5 months behind on his mortgage and the bank is ready to start foreclosure.

I thought all such fees were struck when a house goes through foreclosure, is this not true?  

When I buy a foreclosure property at a foreclosure sale the real estate commissioner gives me a general warranty deed.

curious how wholesalers work with foreclosure properties.
