To get the best down payment options you have to live in the property you’re buying but even if you decide to buy something an hour or two away from where you’re living now and visit it once or twice a month and either remotely manage it or just place it with a property manager you’d still be close enough to get a real feel for what’s going on and how to do things before heading OOS with the next property.

Usually, 20 to 30 units is the tipping point for self-management, so you might want to keep expanding your doors until you feel the benefits of that cash flow (as well as the pain of the management).

Personally I'm not a fan of getting pressured into a deal - if you don't feel good about rushing into the deal, it's better to back out.

I feel those that were doing it for kindness was also doing it with naivety; they probably never foresaw a case where their kindness would make it difficult to sell their property at comp value.when rent control passes, rents go up.

I think for someone who's starting out, that person can expect 12 to 1 appointment to closing conversion ratio and someone who's expert at it maybe 6-8 to 1 lead to closing ratio.
