I was wondering if anyone would have experience with similar moldy conditions that may have some insight into the potential costs to take care of the mold concerns and whether it is worth pursuing the property given its current condition.

I had initially started this journey to create a rental portfolio so i guess I was just working from the perspective of creating equity in the renovation and using the refinanced funds as my "doomsday egg/next deal proceeds" if that makes sense.Thanks for your insights I'll take them any way i can get them.

I'm a Broker of 20 years and the reality is that you become a target, you are considered an expert in your field (even if you haven't sold a thing, per the law in AZ) and you are held to a higher standard. 

This has already hit the People's Republik of Kalifornia and probably other areas like Seattle.I'm not an attorney or an expert on every state or city.
