This feels important in the negotiation stage to get beyond negotiations based simply on price.

I've been investing in real estate for more than 50 years and you can use a 'RULE' in the EARLY STAGES when you first see a property.

This is seemingly excessive, but you can’t be too careful :)

Most offer about 10 popular sites, a few have 40+ which is a little excessive to me. 

This seems extremely excessive and petty and I know for a fact that my tenant enjoys being out in the yard as a outlet for stress or whatever else.

Excited about the next stage. 

You take the profits (ie anything in excess of what you owe for the mortgage-remember you've been paying down the principal and put down the initial down payment, so that isn't free money) and buy a new house. 

I would also give him 10 days to remove the excess - not only in the garage and basement but also in the other parts of the house.
