Leaving an obvious trail on title and essentially 'broadcasting' your intent by transferring this into an LLC, it will essentially defeat the purpose of the LLC anyway for you.

Try and ask around locally or any neighbors if there are any about the home's condition and ownership status.If that fails you can get the owner's information and the property's tax status from the tax office (link) or another useful tool for owner and property information is the Galveston Central Appraisal District (link).

Others have a tool that looks like a weed eater that has blades on the end they stick it in the tank and stir it up before pumping , Those guys will be more expensive , but worth it .

My suggestion is to connect with people in the area thru REIA meetings, become active on BP, and find people in your area doing what you're interested in (thru bp search tool) and take them out to lunch.If you want a mentor, ask yourself what you can offer to them.

The only security you can offer a HML is the AOM and/or a security in another asset that you own which has equity, essentially cross-collateralizing your debt with him/her.
