Here are the cold hard facts:- ARV 500,000$- Renovations (I will not know completely until tomorrow but I estimate it at 100,000$)- Apartments are empty- He owes between 60 and 70k on the mortgage- He is extremely motivated- He needs between 50 and 200k from the deal- He is open to the following: sub2 and partnership and, to a much lesser degree a straight out purchase at 250k- I have also communicated to him that I would probably bring a partner into the agreement.Thoughts from the BP community?

Today Cuba was taken from off the blacklist, laws will change a lot soon, many people will seek to get back the properties taken by the revolution years ago, nobody knows what the results will be, there are also some old laws which prevent people from buying or building property within a certain distance from the beach, many have been build in the last few years, who knows what will happen if the old laws take effect.

Hey guys, my partners and I are in a bit of a pickle.  We had not 1 but 2 deals fall through on us due to financing. So now I have just put 2 houses back on the MLS, but rather than just wait to another agent to bring...

And if that assumption holds true, would it effect my chances of getting a loan?

Bandit signs (do it legally) and Craig's List are quite effective for me. 

I am still deciding what is the most cost effective route but I feel its hard to beat a chromebook for the money.

This is $3500 less cash they have to come up with and you are effectively taking $3500 less for your property.

Maybe it has the positive effect of creating more inventory for long term renters but that seems negligible.
