Hello      The time has come for me to implement and post "house rules" and put fines in place for stupid things like littering, giving out front door code etc....  

That being said, if you are the property manager, couldn't you consider yourself a real estate professional and run these profits through a separate S-Corp (or an LLC taxed as an S-Corp) and then draw off a W-2 / and a K1 and then shuttle these proceeds over to a solo 401k ?

I wonder if it would help to connect with others who had a great experience running a STR company. 

I recently purchased an investment property that needs some siding work and new windows/ doors.

UPDATE: After running all the numbers and thoroughly analyzing things I showed the seller that what he was offering, $500k, $80k down, 6%, left me appx. -$400 cash flow each month.

I am currently running into issues with finding lenders due to me still being in college and having a lack of proof of income.

And the same with offering a higher price...a realtor has to run the "comps" to see if a higher price is supported by that specific property.   

In addition, your employer also pays their own taxes.When you're self employed, you are running your own business.

But if youre buying your dream home in a year, then youre likely to run into an issue if your stretching.
