The only thing I'll add, and I know this sounds basic, but make sure headline figures (Cap Rate, CoC, Equity Multiple, IRR...) in your Exec-summary match your pro forma figures.

I think as you develop more experience it might be ok to base your decision on a pro forma (in this case buying 20% less than asking price) if you really know that market.

@Ross Williams, I’d like to form a class action suit as they do not give a 30 day right to rescind unlike most other companies .. wondering who might be interested.
