I used to sell larger apartment  buildings before moving to commercial retail so I know both asset classes pretty well.Most of the growth is happening in warm belt states and retirees flock to warmer climates.

At my folks' house, it was not unusual to have crows fall down the vent pipe (trying to keep warm, overcome by the fumes) and try to escape through the toilet.

It's neutral and warm without being yellow or gray, basically an off-white.

If we get a lot of snow and have a warm spring, it turns into a raging torent.
