That being said, there are a lot of other little beach towns surrounding Asbury (Avon, Ocean Grove, Bradley) that will always be more desirable than inland in Neptune.

You could try to get your unit rented or get another unit that has a positive cash flow that you desire. 

Always keep your anti virus up to date and run frequent searches. 

If it is a flip I'd look at recent flip comps and see what their rehab was like to get an idea of what the market is requiring to get to the desired price point.I would follow the same process for a long term buy and hold.Mike
