My concern would be whether accepting the full year rent would mean that the rental period for your lease would be interpreted as being a year by the local court.

And I would venture to say that its not actually legal and you could easily push that in a court of law.

Remember, if you end up in court, you want every claim, etc to look reasonable to a judge. 

Any other trades you haves problem with you simply have to sue in court.
