People have found amazing deals in the worst of markets.  

I just want to be completely out of the deal when it comes to creative financing.

I've done my analysis and found a deal that I really like, that has seller financing that balloons in approx 2 years.....cash flow is pretty attractive, but the down payment is around $300k, and I was looking to put down a little more than half of that.

I'm invested in several syndication deals.

I’m still in the shallow end of the beach, focusing on helping fund EMDs on deals while I learn to dive deeper, achieve greater confidence to eventually swim with the dolphins and whales.

There is no such thing as a perfect deal. 

I look at situations like this in this way: If you saw a deal like the house you have now with the loan you have now, would you buy it? 

> Prior owners want nothing to do with the property, I'm unable to structure any kind of deal with them, or fix issue of husband being removed from title, or undo foreclosure auction (thoroughly checked with attorney).Recently discovered repairs needed totaling 20-40k which I cannot finance. 

If you're going after fix and flips then you'll need real estate-flip loans which are short term and high interest - in which case they care more about the property/deal than how leveraged you are (but they do still care, along with how much cash you're bringing into the deal) 3 - Similar question, same answers above. 4 - Yes... sitting on the market for 4 months is weird UNLESS that's the norm in the area.
