Renter sends in a total of 4800 = 1st month, last month, security deposit.I had lower standards in the past and when renters move out, their security deposit dont cut it.

If the slope/uneven floors aren't too bad I wouldn't mess with it, just make sure the joists are good and that they haven't been cut or broken, if there has been normal shrinking/settling thats common .

Personally, buying the primary in cash, and then using equity to fund other projects seems counterintuitive to me, as you will be taking out more expensive debt to fund your other projects, and have it all tied in your primary.
