To answer your question, I would not be looking to purchase this house as a real estate investment in any other situation, unless of course I was getting it for half price or something.  

It is hard to prove/fine for smoking and usually something just talking to the "smoker" will be the best course of action. 

If you do not meet the schedule, a day or two for each item, and they tell you the schedule, you loose the $2500 credit card prebidding charge, otherwise they cancel that charge.  

And I'll have to pay 15% on the gain when I file 2024, but the net amount due to the IRS will of course be offset by any losses I take, not to mention overpayment of W-2 tax, etc.
