Typical vague law, on purpose so government can define and enforce how it likes.So because the HOA forbade me to rent out as a 30-day minimum rental, which I could easily get $5,000+ in the high season and $3,500+ in the low season from mainland visitors (mostly Canadians), and the zoning department did not allow 2 families to live in the same single-family home, I had to move out of the home and would have to rely on long-term rentals from the impoverished local economy.So with the low rent against a high mortgage just made it not worth it at all and I was losing -$700 per month, even with an optimal renter.

The only reason why I might not refinance this loan myself is because there is a possibility that I will work for the government someday (I want to eventually work as a federal prosecutor) and this would make me eligible for loan forgiveness.I think that it is safe to invest in something if you are beating your student loan rate.

These older buildings make for aesthetically pleasing apartments, but, unless the building has been modernized (particularly the building envelope) in the past 30 years,  the operating costs of some of the old stone and brick multi-units can have operating costs in the 60 - 75% of gross revenue range.The other thing to watch in Saint John is the local economy - which is struggling a bit despite the recent announcement of the refurbishment at the refinery.We've been watching this market for a few years and there are deals to be found, you just want to be most conservative in your analysis to leave yourself with sufficient cushion.Fredericton has a fairly stable rental market - being a predominately government and university town - but a recent wave of new construction has seen vacancy rates climb from 2-3% to 6 - 8% and I think we will starting to see a little pressure on those landlords who provide their tenants with poor offerings.

MF lenders "interview" the borrower (you) and rarely will they lend to a new MF owner /operator, unless you had a "credibility" partner with a percentage on the deal who'll also sign the note.
