It could break me if it happens early, but that is where my dad is backing me at.

@Bryant Cheely  when I said the whole house is a common area what I meant was when I rent a three bedrooms to two people who are roommates I don't assign rooms and bathrooms to each of them so I don't care who lives in which room and who cooks in the kitchen or not they are all jointly responsible for any damages anywhere. 

Nothing fancy, but people will absolutely expect a dishwasher, and not providing one would put me at a disadvantage.  

Sorry to be the bearer of bad news here, but if it's listed it with a real estate agent it might be on MLS which means that there isn't much meat on the bone left for an assignment fee. as well, on the purchase and sales agreement you won't be able to do the and/or assigns because it is bank owned.

I think you're going to find the responses cover the gamut.Its really a local market answer because every area is different.Even throughout neighboring counties, you'll see vast differences.Here in Illinois, Cook county sec 8 rents are incredibly low.They are well below market.
