BP,     My wife and I are going through our inspection report for a two family we have an accepted offer on and the inspector noticed that there are black soot like heat streaks staining above the baseboard heat in the bedroom and living room of rental unit. 

As I said, the stakes feel even higher now because I’m closer to where I want to be in life, but I feel like stashing away capital right now would be a move, fueled by fear, what do you guys think?

It seems like I will need to make several repairs and obviously the septics will need to be inspected (1988).....so I will need cash to do all of that. 

The next day they called the city and electric company to inspect it as an emergency.

Where I live, nearly every house has or had termites, so I get an inspection to see the extent of the damage or infestation.

It takes time, networking, scale, and being a closer to get on the short list.

Run your numbers, if they work get it under contract, have it inspected, and try to see if this really can be a deal.

The land, the permits, the plans, the inspection analysis reports from all agencies and a plethora of other entitlements that come with this venture.
