Many things are covered in the lease but it is worth a discussion since most people will forget or never read the lease again after signing.On my last rental, I explained it as being in a partnership with the tenant and we work together to make sure they have a safe, clean and well priced rental.  

The HVAC should be replaced as well, it is possible it could be cleaned, but it is very difficult.  

I like the light grays and white for a flip because the light colors feel clean and bigger.

But with some you can pay less and do the a la carte approach if you're willing to do some of the work yourself such as the marketing and booking using VRBO or Airbnb, for example, and have the PM handle the "boots on the ground" stuff like cleaning, maintenance, check-in's/out's, etc.
