My dad was a builder (but has now passed) and I just think this makes so much sense but need to find access to the knowledge and potentially an investor/creative financing to do the rest.Anyone who could offer any advice/time/links to info would be greatly appreciated.

Likely 99%+ of the recipients won't be interested in selling at the moment (and with a list that large, some of the data is invariably wrong or has changed since collection), but if you can stay in their mind for when they are ready to move forward with something, it's potentially worthwhile.If you've collected their data, likely someone else already has (or will soon), so differentiate and show your value.

This goes back to doing more due diligence - talk to investors who have properties in those areas and to 5 experienced property management companies (instead of just 3) who will tell you what properties are renting for, potential problems, tenant base, etc
