Every day I am able to get out of bed is a God-given miracle to me, and I don't abuse that miracle by insisting it's just not glorious enough, that God can and should do better.This whole thread reminds me of a joke I once heard.

For the home itself, beds, baths, square feet, acres, garage, basement, age, renovations, floor plan, septic, REO or short sale, etc. 

I wanted to ask if house hacking in the Bay Area market “makes sense” as a good real estate decision.For example, let’s say I purchase a single family residence (4 bed 2 bath) for $600,000 in the Bay Area, lived in one room and rented each of the other rooms for $1000/each.

But I was buying large 5  beds for $105k vs median price of $330k in my area today. 

A 2 bed 800 sq' will be 500-1000 more.

The landlord who coaches me in doing this is 54 and still had all of his 8 rentals rented per bed because it makes way a lot more money, you have more control of the house...although it’s a bit more hands on.

I would listen to a podcast every day on my way to and from work and then read books before going to bed. 

They are asking 315k, it's a duplex in a class A neighborhood with 3-1 and 4-1 units (bed-bath) the units are rent ready, I just saw one of them today the other one I see Monday.
