This sounds like a high-end neighborhood.

I have only done one eviction with a tenant that I inherited and he basically stalled out till the sheriff came to remove him so just be prepared for that if it goes down all the way to end. 

Fast forward to end of Jan 2024, we find a new set of tenants who sign a 1 year lease but break the lease in May due to a family emergency.

So that's one of the reasons I came back to BP: to see what fellow landlords are using nowadays.

As you write checks and make deposits your income tax return is preparing itself.At the end of the tax year print a simple Profit and Loss report for the time period and hand it to your bookkeeper or CPAYou still need to keep receipts for seven years or so but the works does itself as you write and code each check.Even if you file as an LLC, Partnership or corporation your CPA will thank you.

So to that end, I can’t help you with green energy, carbon credits, etc with any real authority.My take would be that your Fico score really isn’t a factor in investing.
