Do you invest for Cash Flow or Appreciation?

I did real estate since the early '81, by accident and design, I wind up profiting more in appreciation than cash flow.In NYC, I picked up triplexes in the 80's for below $200K, down payments of 30% or better, managed to cash flow around $10K per property per year, and over 20 years, made $200K thereabouts for each.

I was trying to get a home owners quote from my current auto insurance company, which I used for my home insurance when I had my home last year. The problem I'm having is, I sold my home last year and have been living back with my family.. so I no longer have a personal home with home owner insurance and the insurance company wont give me home owner insurance for a non owner occupied home.

You can bet that besides payroll expenses, benefit expenses, auto expenses, etc., they've built in a markup to make it a profit center.2) They hire contractors and get invoices from those contractors, but either bill owners on their letterhead or that of a wholely owned subsidiary and charge a markup that owners don't see. With the amount of time it takes to properly manage the maintenance process, there's no way a PMC can NOT charge a markup and provide acceptable service.
