Make sure to check out the podcasts, webinars and browse through the forums, they are very resourceful.I don't know much about the Florida market, but building a house from a distance without any previous experience would not be my first choice.

Are other buildings better located, have better access to get in and out, etc.If you are a tenant think what it cost to move and what benefit you will receive for that inconvenience.When you make these choices as an owner you want to know what leverage the tenant has with other surrounding properties and rents they will pay.

INSTEAD, just raise her rent $400 (or whatever) per month. ( I saw you commented her lease runs for awhile,but she is in violation of her lease...her choice would be increased rent or lose the AirBnB.)
