Not carrying water for State Farm here as I have plenty of issues with them but a slow leak is often not covered under any insurance policy. 

Get it in writing and have both you and them sign a copy of the letter stating that.

One thing to consider is finding a down payment assistance program in your state/city.

Hey there @Steve Onay - My first thought is that you are asking a pretty general question about two huge cities in Chicago and Dallas...I think its easier to get started close to home but easier to scale if you are investing out state...what do I mean by that?

Check your state law for notification period and simply don’t renew, not evict.

I would say, the Ohio market in general is a very beginner friendly state to get started with your real estate journey.
