Unless you have a pressing reason to use Texas, most times it's easier to use an LLC from the state, if nothing else to avoid paying fees for the LLC in more than one state.  

From what I've seen so far, I would be hard pressed to make any conclusions as to what the banks are thinking when selling their REO's.

Not a huge pain but in terms of something that can be made easier with software I wish there is a way to extend Postlets.Postlets is a website owned by Zillow and landlords can use it to create online ads and syndicate it to a bunch of other real estate web sites.You put in address, title, descriptions, features, photos etc etc etc and it's free.When a potential applicant likes what they see and they wish to contact the landlord for a viewing they press a button on whatever web site to contact the landlord or agent.I wish when they press the "Contact" button I can inject a custom form to ask the user several questions, such as "have you ever been convicted on a felony?"

Definitely not word press material.2) Price per month is great as other websites would cost 4 times that of what is paid per month.  3) Support desk is fantastic.  

Luckily for me this was a very small portion of their rent that was accidentally made in two separate payments (only $25).  

Would be hard pressed to take one if it was given to me. 

Noe and the Mission get most of the press and have increased the most, but there are lots of other neighborhoods in the city that are appreciating rapidly.
