Which law applies, state or fed, makes little difference.The reality is that simply because you have a applicant that receives preferential treatment does not mean you are obligated to compromise your standards.

The instance that "broke the camel's back" was reading the comments in which a borrower was trying to contact the asset manager to figure out some sort of solution to her delinquency.

There's several cloud solutions, but they don't interest me since I can't import my transaction history into them.

I would just like to add that I don't believe there is a one size fits all solution nor one supreme option that stands above the rest. 

Find out what is going on and try to figure out a solution.

2. there is a full basement and room in attic to add forced air and central ac to the home if needed and just remove the whole steam system itself. i have not looked to far into the 1 water heater situation to see how i can separate the piping from unit 1 and 2.i hope someone has ran into this obstacle before and has a solution. thanks in advance

Short sale is not a quick solution.
