Single family property under contract! with a mortgage worth than the home what is the best quick solution..(shortsale, owner finance,, or assignment?)

This property is located in Jacksonville, Fl and the mortgage is worth more than the home. So I am open to assignments or a notebuyer who can assist me in this transaction. The previous owner moved a distance away and want nothing to do with the home, the only issue is the homeowner would like to save her credit if possible, if not what is the best route to take?
